Dear Association Member,
After completing a six-month review, the Board has determined that the property manager has not performed according to the standards set forth in our contract and will be unable to make the changes needed in order to meet the growing needs of our Community. Consequently, effective September 1, 2005, the Board has given First Commercial the required 30-days written notice stating that we wish to terminate their services.
The Board is currently conducting a search for a replacement property manager who can meet our requirements. In the meantime, the Board will resume the duties of overseeing CC&R enforcement. This will include inspections of the community twice a month, receiving complaints, keeping records, and delivering communications necessary for enforcement. Dear Association Member:
Pursuant to the Declaration that governs our community and under the direction of EPGC developer Cris Galpin, the Board of Directors has recently established a Modification Committee. This committee will assume responsibility for reviewing and approving owner requests for proposed additions or changes to the originally approved construction on existing properties. This includes grading or drainage changes, landscaping, fences, decks, patios, outbuildings, gazebos, water features, pools, and any exterior changes or additions to the home as well as any subsequent alterations to these improvements, including changes in color scheme. Golf course lots will be reviewed in conjunction with the Architectural Review Committee as mandated in the CC&R’s. The Modification Committee will take over these duties starting October 1, 2005.
Four EPGC homeowners have volunteered to serve on the Modification Committee Richard Collins, Charlotte Hoppe, and Larry and Pat Wiemer. In reviewing homeowner plans for proposed changes or additions, their goal will not be to dictate any particular style but to ensure cohesiveness in design and construction materials, to maintain a Community-Wide Standard, and to preserve the unique and beautiful golf community we all enjoy.
Being aware that owners are anxious to avoid potentially costly delays while waiting for plan review, Committee members have agreed to meet twice a month, depending on the volume of requests received. In addition, they have made every effort to simplify and expedite the review process, including the Modification Request Form (downloadable in PDF format) that is designed to assist owners with making review requests.
The Board wishes to remind owners to please submit the attached request form before proceeding with any project that is subject to the Modification Committee’s review and approval. Also note that since the Modification Committee is responsible to the Board of Directors, any decisions made by it may be appealed to the Board for final review. In addition, please be aware that approval of a project by the Modification Committee does not relieve the owner or builder from complying with local zoning and building codes or other requirements of governing agencies.
